Texas Mortgage Lending

A mortgage is
a system.
We engineered ours.

Most lenders hand you a rate and a phone number. We hand you the whole method — every step named, every timeline stated. Purchase, refinance, and the programs the big banks won't touch.

5.0 68 Google reviews · Austin

Illustrative example, not a prediction of results. Credit approval depends on more than score.

How a file finds its structure

Same numbers.
Different door.

A bank reads one file one way. We read it four. Watch a specimen come in on the left — and the structure it actually belongs in light up on the right.

Why Loan Lab

Four reasons
people switch.

01
One person owns your file
From application to funding. Not a queue, not whoever picks up. You have their direct number.
02
The full product shelf
Conventional through DSCR and hard money. Being told "no" by a bank is not the same as being unqualified.
03
Timelines we state up front
Every stage has a stated window, and we tell you early when something threatens your closing date.
04
Texas, all of it
Licensed statewide based in Austin with a Houston office, licensed statewide. Local knowledge where you're actually buying.
Start here — about 30 seconds

Prefer to skip the form? Go straight to the application. Submitting does not create a loan application and is not a commitment to lend. We’ll only use your details to contact you about your inquiry.

01 — Programs

Every path to the closing table.

Six structures. Scroll sideways.

02 — The Payment Lab

Run the numbers yourself.

No email gate, no “get your results,” no salesperson. You set every assumption — including the rate — and the math updates as you go.

For illustration only. This is not a loan offer, a rate quote, or a commitment to lend, and it does not constitute pre-approval. Figures assume homeowner's insurance at 0.35% of purchase price annually and exclude HOA dues, mortgage insurance and closing costs. Your actual payment will differ. All loans are subject to credit approval, underwriting and appraisal.

Being told no
by a bank isn’t
the same as
not qualifying.

Self-employed, investing, or simply outside a template — there is usually a structure that fits. Finding it is the entire job.

Conventional · FHA · VA · Jumbo · Bank statement · DSCR · Hard money
03 — Method

How buying a house
actually works.

Six stages, start to keys — with the delays named and the timelines stated. We wrote the whole thing out, because nobody else does.

Stage 01 — 1–3 days

Pre-approval

A real pre-approval, not a pre-qualification. Sellers know the difference.

Stage 04 — 7–14 days

Processing & appraisal

Where most files stall — almost always over one unreturned document.

Stage 06 — 3+ days

Clear to close

Three business days to review before signing. That window is federal law.

04 — Straight answers

What people get
wrong about mortgages.

Beliefs that cost Texas buyers real money. Most were accurate twenty years ago and simply never got updated.

Misconception

“You need 20% down.”

Conventional goes far below it, FHA lower still, and qualifying VA borrowers can put nothing down.

Misconception

“Shopping hurts my credit.”

Mortgage inquiries in a short window count as one event. The system protects comparison shopping.

Misconception

“Self-employed can’t qualify.”

Not the conventional way. Bank statement programs qualify on deposits — that’s why they exist.

All six misconceptions
05 — The team

You work with a person.

Not a queue, not a call center, not whoever picks up. One loan officer owns your file from application to funding, and you have their number.

One more thing

Do you have
an agent yet?

Financing is half of it. If you don’t already have someone representing you, we’ll introduce you to an agent we actually work with — not a name off a list.

We share ownership with Sprout Realty, an ERA-powered brokerage in Austin, and we partner with brokerages across Texas. Either way the introduction costs you nothing and you are never obligated to use them.

Where are you in the process?

Introductions are made as a courtesy. Loan Lab Lending does not require you to use any particular real estate agent, and using one is not a condition of any loan.
